Uptown is Dallas at its most walkable. Packed into roughly one square mile just north of downtown, it trades the metroplex’s car-first sprawl for tree-lined sidewalks, ground-floor patios, and a free vintage trolley — the M-Line — that rattles up and down McKinney Avenue all day. For renters, that density is the whole point: you can go a week without starting the car, walking to dinner on McKinney, a workout at the gym, and groceries on the corner.

The housing is overwhelmingly vertical. Glassy high-rises and boutique mid-rises dominate, most built in the last two decades, most wrapped around a resort-style pool deck and a fitness center. Expect concierge desks, controlled-access garages, and rooftop lounges more often than walk-up charm — though a handful of converted low-rises near the State-Thomas historic district keep some brick character. Studios and one-bedrooms make up the bulk of the inventory; genuine three-bedrooms are rare and priced accordingly.

Two green ribbons define daily life. The Katy Trail — a former rail line turned 3.5-mile jogging-and-cycling path — cuts diagonally through the neighborhood, and it’s the reason so many listings advertise ‘steps to the trail.’ Griggs Park anchors the western edge. On the social side, Cedar Springs and the West Village put nightlife, boutiques, and some of the city’s best patios within a short walk.

It isn’t the cheapest corner of DFW — you pay for the walkability and the newness — but for renters who want an urban, low-car life with everything a few minutes on foot, nothing else in Dallas comes close.
